It's not hard to see why this place is completely loaded with wildlife. I even flushed a covey of roughly 2 dozen quail. It's possible the property is jammed with quail given the quality of the grass habitat here, you just don't see native grass like this much anymore. In fact, you really don't see many turnkey hunting properties set up like this for all around recreation, allowing opportunities at huge deer, spring turkeys, waterfowl, upland, ATV riding and even fishing.
